Agent Bookings. A hands-off distribution model where Nomad Stays manages bookings and guest payments.
Direct Bookings. A listings + referral model that drives guests to your own booking site so you keep control and higher yields.

We list Stays from most countries around the world. Some countries may have restrictions or require additional information.

Maybe. Some self-contained Airbnb properties may qualify.
As we are a 'lifestyle' platform, not a 'leisure' platform, the first thing to check is if your property is suitable for digital nomads and has the facilities we require.
Your Airbnb property will need to be rented independently of hosts and other people. If you rent a room in a private house you won't qualify.
You will need to make sure you are properly registered in your region and provide us with your official registration number as a registered lodging place with the relevant authorities.
In some countries you must also provide land registration and owner personal details for reporting. See The New DAC7 Rules for more information about government reporting requirements.
If your country, state or town requires you to be a registered business, have a short term rental permit, or have a VAT/GST number then you will need to provide these.
Yes. If you have an officially registered lodging place with the required business licenses you are able to apply.
Small properties (6 rooms or less) typically share availability via an automated iCal feed from a channel manager or booking platform. We read your availability hourly from your iCal source and update rooms automatically.
There are many free and inexpensive iCal compatible calendaring systems available.
Generally yes.
We accept listings from apartments, hotels, co-living etc. with self-contained facilities. Shared kitchens are OK in registered hostels and co-living stays.
Some properties with easy access to inexpensive local food sellers can be exceptions, but private or semi-private facilities are expected for longer-stay guests.
Yes — you can set one or multiple packages for different times of the year and change prices immediately. You can also set future pricing for specific periods.
No — not if they're mandatory. Net fees must be inclusive of internet, adequate electricity, housekeeping, required resort fees and any obligatory taxes for a typical guest.
Optional extras that guests may choose after arrival (e.g. extra cleaning, extra electricity) may be charged separately.
Guests will pay you directly. Use a payment gateway (Stripe, Square, PayPal, etc.) for card payments — these are the most popular methods.
If you only accept cash, make that clear in your description to avoid surprises.
Yes. For small properties we read availability hourly from your iCal calendar (channel manager or booking.com). For larger properties (7+ rooms) you can use Free-Sale or integrate a Channel Manager/PMS.
Under Free-Sale you change availability manually in our extranet. Once free-sale rooms are exhausted the system stops taking bookings for that room.
Yes — we integrate with channel managers and PMS systems. Channel Managers usually automate availability, bookings and rates. If your Channel Manager is not on our list you can still provide iCal for availability or use Free-Sale.
You can, but low availability may reduce ranking and visibility. If you are unexpectedly unavailable for long periods you may incur a re-listing fee.
No. Nomad Stays requires instantly bookable rooms only — up-to-date availability and immediate confirmation are core to the platform.
We provide tools to help set attractive long-stay prices and increase revenue. Use our pricing guidance and seasonal packages to optimise occupancy.
We earn by charging nomads a booking fee to secure the deal you've made available to us.

Yes. Digital nomads need reliable internet and workspace. Experiences without wi-fi or work areas are better suited to leisure platforms.
Yes. Single or annual events can be listed — they will be shown to our audience when active.
Yes (for now). A minimum of 3 nights accommodation is required. We may allow non-accommodation experiences in the future.
Yes. Each date/package can have different dates, prices and contents. Changes take effect immediately for future sales; existing bookings are unchanged.
Yes, of course.
You can set a single Package or multiple Packages for different times of the year.
Plus you can change them at any stage immediately. You can even set different prices for future periods.
Prices must be inclusive of all taxes and charges. You are responsible for your own taxes. Nomad Stays has government reporting requirements in some countries.
Probably. Some jurisdictions require insurance (e.g. insolvency protection for package travel). Check local rules and consider travel/ liability insurance for participants.
Yes. It is free to remain listed, and listings will automatically be taken down once the event has begun.
No — Nomad Stays requires instant booking for experiences. If you need to approve bookings, consider advertising or other channels where you control bookings directly.
